We offer a comprehensive design service, customised to deliver your ideals encompassing as much of the above list as you desire.  


From this we produce an itemised Quotation that - should we be selected to carry out your scheme, would be regularly updated with cost reversals and additions that have been agreed between ourselves.  This ensures a 'Final Account' with no unexpected amounts demanded, which is a common complaint in the building industry.


We will also produce a day-by-day work programme which we formulate through discussing your priorities, along with the practicalities of construction logistics apparent to your particular scheme. This then allows you and your staff to monitor the progress of every stage of the development, as well as acting as a useful planning tool for the Practice and not least, a guide for our on-site team of contractors.

…well good news!  Attic conversions are a sound investment adding around 10% to the value of the property.


Planning Permission


Even better news is that new regulations that came into force in October 2011 allow loft conversions to go ahead under the ‘permitted development’ banner or in other words without the need for planning permission.  This brings a welcome saving of around £1000 in Architect and Local Authority fees before you lift a finger, not to mention the waiting around for a couple of months while the application goes through the normal channels.


The majority of conversions won't need planning permission but if dormers are necessary or preferred then planning permission may be required particularly if on the front elevation.


Building Regulations


GP Property ltd has its own building control inspector facilities which is useful because all loft conversions require building regulation approval to demonstrate adequate build quality that ensures;


A) structural integrity and general safety through use of correct materials such as timber joists and steel supports.  


B) the loft walls aren’t exposed to the elements and so retain heat via adequate insulation.


C) adequate ventilation that provides sufficient clean air and removes stale/moist air that may cause condensation leading to structural problems later on.


D) adequate fire resistance.  Ensuring stairwells are fire protected with suitable doors top and bottom.
